Planning Application Fees Increasing

From 1 April 2022, standard planning application fees in Scotland will rise for the first time in 8 years.  Following on from the Scottish Government’s consultation on planning performance and fees in December 2019, the Town and Country Planning (Fees for Applications) (Scotland) Regulations 2022 were laid before the Scottish Parliament on 11 February 2022 and will come into force on 1 April 2022.

The Regulations will see fees rise for all forms of application submissions and on average fees will increase by between 25% and 50%.  Notable changes are:

  • Applications for extensions and other alterations to dwellinghouses increase from £202 to £300.
  • Applications to build new dwellinghouses increases from £401 to £600 per dwellinghouse for the first 10 homes, £450 per additional dwellinghouse between 11 and 49 and £250 for each further additional dwellinghouse from 50 upwards.  The maximum fee will be £150,000.
  • Applications to change the use of a building increase from £401 to £600.
  • Applications to change the use of land increase from £401 to £500 per 0.1 hectares of site area.
